Med-Rev Revisited
Situated in an established historic neighborhood, with existing Mediterranean Revival Florida houses of the mid- 1920’s as neighbors, this new infill residence draws inspiration from the special climate of South Florida. Situated 1 block west of the intra-coastal waterway, the courtyard home is designed to embrace the sun, breezes, and outdoor activities.Open loggias on the ground and second floor, along with landscaping and planted pergola plants provide natural shading. The home was designed for a large lively family where outdoor activities were encouraged. Preliminary sketches and design illustrate the aesthetic of the Historic Mediterranean architecture of the district.
Materiality
The architectural design feature classical detailing and proportioning to be contextually accurate while not duplicating the existing Mediterranean Revival homes of the historic district. Natural material selections include clay barrel tile roof, cypress out-lookers and frieze board, textured stucco walls, brick and travertine pavers.Bioclimatic
Bioclimatic design elements such as using barrel tile roof and using the homes thermal mass offsets energy cost for cooling. Rooms are designed and located for natural light and cross ventilation. Its structure combines thermally efficient materials and passive solutions such as deep overhangs, loggias and pergolas.Country Club House
A new 2 story residence with flanking garages frames a porticoed entrance. The Georgian Style home has the primary bedroom suite located on the first floor with 4 additional and second floor elevator access.Living areas, outdoor loggias, and the primary bedroom overlook a garden and pool area.
Art House 429
The Art House 429 project involved the renovation and addition to an existing 5,000 S.F. commercial building. The renovations included enlarging the glass area on the street facade for maximum light into the art gallery. The second-floor addition included a new kitchen for the renovated apartments upstairs.A beautiful landscaped outdoor sculpture garden was incorporated into the design, The building was brought up to Code compliance with all new electrical, plumbing, mechanical work as well as meeting the accessibility requirements.
Emko
Winner of the 2015 Historic Preservation Award for excellence in Rehabilitation/ Adaptive re-use, this 26,000 S.F. Mediterranean revival building was designed in in 1926 as a South Florida’s first Cadillac dealership.The showroom was in the front one-story building, while the car repair area was located in the rear 3-story building. Renovation to the building included a new restaurant in the front building, a reception area, offices and a private art gallery in the 3-story rear building. Addition to the building included a new commercial kitchen, exterior dining areas and a landscaped sculpture garden.
Beach House
Project Total Square Footage:3,136 S.F
Situated on a 169’ wide of direct ocean front beach this 1.5 acres property had only 5,100 square feet of buildable area. Easements and zoning limitations permitted the residence to and average width of 26 feet.
Designed to comply with stringent coastal regulations and to withstand the challenges of its oceanfront location, including rising sea levels and the potential impact of hurricanes. Open spaces connect visually to the marine environment. Natural light and cross ventilation are prioritized.
Pershing 3 House
To "bring the structure back to its historic glory," proposed renovation of the 1925 Mission style home at 155 Pershing located in the El Cid Historic District consisted of renovations that met current zoning and flood zone requirements.Inaccurate 1950’s renovations led to the destruction of the original design; window openings were changed and balconies removed. The renovation design consisted of maintaining original window and door openings and installation of a new clay barrel tile roof while maintaining the wood outriggers and wood eaves.
A timber framed covered colonnade veranda spans over the entrance on the second floor. The home has 3 bedrooms on the second floor and a common balcony overlooking the pool. The detached garage also has a guest bedroom on the second floor. The one-story family room on the west side of the home pays homage to the previous home on the property.
